The Kings Bay precinct is poised to become a

Masterplan, representing a significant opportunity

project aims to transform a strategic gateway site
into a vibrant, integrated community, setting a
new benchmark in architectural design and public
domain development.
Vision and Architectural Intent
The principal architectural vision for the Kings Bay
precinct is to create a harmonious blend of built
environment and public spaces that fosters a
strong community identity and a sense of place.
The design emphasizes warm, textured materials
like recycled local brickwork, which are used to
construct arcades and passageways interwoven
with a new connected street network and lush
landscaping. This approach not only encourages
street life and personal interaction but also reflects
the historic, cultural, and environmental context of
the area.
Creating a New Community
The proposals for Kings Bay aim to establish a highly
liveable and desirable address, well-connected to
the foreshore and public transport. The precinct
will feature a dynamic mix of residential, retail, and
commercial spaces designed to enhance vibrancy
and activity. At the ground level, retail spaces will
vary from large supermarkets to smaller, fine-grain
shops, adaptable to meet market demand.
