levels along Parramatta Road will act as
a buffer, shielding residential units from
traffic noise while reinforcing the street's
character. This mix of uses will ensure
diverse occupancy and activity throughout
the day, contributing to a lively community
atmosphere.
Residential units are designed with a
variety of sizes and types, including
adaptable units with provisions for
affordable housing. This mix aims to create
sustainable social cohesion and a vibrant
community. The development will offer
high-quality amenities, including treelined streetscapes, pedestrian networks,
and connections to green spaces, both
within and beyond the site.
Addressing Scale and Massing
The design introduces significant new
building heights that depart from the
existing suburban character. Guided by
the CBLEP Compliant Building Envelopes
Plan, the design features a heavy brick
podium ranging from one to two storeys,
which defines the streetscape and
anchors the residential towers above. The
towers are articulated to step down in scale
through their height, using a combination
of solid balustrades and profiled slab
edges. Integrated planters add green
edges to the buildings, enhancing their
visual appeal and softening their impact.
Developing an Architectural Language
The architectural language of Kings Bay
draws inspiration from the local historic
and environmental context, particularly the
natural forms of the Parramatta Basin and
the industrial aesthetic of early 20th-century
warehouses. The use of exposed brick and
metal materials pays homage to the area's
heritage, while heavily articulated brick arches
provide a human scale, creating rhythm and
shelter for pedestrians.
The tower designs incorporate indented
planforms that increase separation between
buildings and enhance internal planning.
This articulation, combined with strategic
placement of balconies and planters,
contributes to the overall aesthetic and
functionality of the buildings.
Activating the Streetscape
The Kings Bay precinct will feature a series of
interconnected open spaces, urban plazas,
and pedestrian links, forming a cohesive
open space network. Public art installations
and water features will serve as focal points
along these pedestrian pathways, enhancing
wayfinding and creating a 'green grid' that
connects Parramatta Road to nearby green
spaces like Charles Heath Reserve and
Barnwell Park.
The new William Street Park will provide a
central public space for community events,
dining, and recreation, further activating
the streetscape and fostering community
interaction.

Sustainability is a core principle of the Kings Bay project. The development will exceed
BASIX energy and water commitments, incorporating a range of environmentally
friendly features. These include solar power systems, rainwater harvesting, extensive
